This package is designed for both the experienced and first-time landlord wanting help with finding tenants and moving them into their rental property. Our package includes:
- FREE rental valuation/estimate and guidance regarding the successful letting of your property
- Erecting one of our eye catching ‘To Let’ boards unless otherwise directed
- Rented property descriptive with colour photograph(s) of your property available for interested tenants
- Marketing of your property to millions of potential tenants on the top internet websites
- Local press advertising if required (for additional cost)
- If requested, arranging for the compulsory Landlords Gas Safety Certificate (payable by Landlord)
- Providing guidance to Landlords on compliance with legislation regarding soft furnishings and electrical safety
- If requested, arrange for the production of an Energy Performance Certificate (payable by Landlord)
- Arranging and conducting accompanied viewings
- Negotiating the tenancy terms – contract duration, deposit amount etc
- Taking up of references on tenants including credit and affordability checks
- Drawing up and signing of the tenancy agreement
- Collecting deposit and first months rent – our fee deducted from 1st months rent
- Preparing standing order for future payments
- An inventory completed by a qualified professional can be arranged (for additional cost)
