- Arranging and conducting accompanied viewings
- Negotiating the tenancy terms – contract duration, deposit amount etc
- Taking up of references on tenants including credit and affordability checks
- Drawing up and signing of the tenancy agreement
- Collecting deposit and first months rent – our fee deducted from 1st months rent
- Preparing standing order for future payments
- An inventory completed by a qualified professional can be arranged (for additional cost)
- We will be primary point of contact for Tenant and Landlord throughout the tenancy
- Collection and administration of monthly rent
- Monitoring of rent payments and chase up of any arrears
- Production of monthly statements
- Keeping the Landlord informed if a tenant falls behind or breaches the Tenancy Agreement
- Administration and notification of change of tenancy to the relevant utility companies and local authorities where possible
- Arranging the compulsory Landlords Gas Safety Certificate and subsequent renewal every 12 months (payable by Landlord)
- Providing guidance to Landlords on compliance with legislation regarding soft furnishings and electrical safety
- Regular inspections of the property
- Arranging deposit to be placed in Government backed Deposit Protection Scheme
- Arrange for production of Energy Performance Certificate (payable by Landlord)
- Attend to day to day minor repairs and maintenance in respect of the property and its contents up to a maximum of £100 per incident. Any larger amounts will require Landlord’s verbal or written authorisation. All repairs undertaken by professional trades people.
- Dealing with end of tenancy including checking of any inventory, state and repair of property and assisting in any required negotiations regarding deductions from deposit.
- Seeking your instructions for renewing the tenancy or re-letting the property.
